In an initial meeting, your designer will discuss with you what your primary needs are for your new renovation. They will discuss basic options for materials and any layout ideas. In this meeting feel free to show your designer images of styles and ideas you like. Your designer will take initial measurements to prepare an initial design proposal.
A project manager is someone who organises tradespeople, orders materials and schedules work to happen. Your project manager will go through your design and specifications to prepare a schedule of works.
We recommend that clients purchase their appliances, sinks, tapware, toilets, etc. themselves so that for any warranty claims the appliances are in the client’s name. However, we can purchase the appliances for you, this is something that we can offer for an additional fee.
We can organise as much and as little as you like. We offer full renovations from start to finish including all the trades required. We are also more than happy to work with any trades you would prefer to use.
We are more than happy for you to nominate a tradesperson who you regularly use, or perhaps you have a family member or friend that is a tradesperson e.g. an electrician or plumber. We can easily coordinate with your preferred tradesperson, we just ask that you organise payment directly with that trade.
It will depend on your roof system as to how easy it is to remove or adjust existing walls. If you have a truss roof system, most internal walls can be removed or adjusted as generally, only the external walls will be load-bearing. If you have a cut roof, then some internal walls will be load-bearing. It is still possible for us to work with a builder to remove a load-bearing wall, but this will add a large additional cost. Sometimes your roof system will be noted on your house plans but if it’s not, we can organise it for a carpenter or builder we work with to access it.
Moving any electrical or plumbing service will increase costs but it does depend on the extent of the moving. It is also more expensive to move services in a brick wall or a concrete slab floor compared to moving services in a timber stud wall or a floor with a bearer and joist construction.
There is a range of pull-out hardware available to incorporate into your new cabinetry. Products range from built in bins and pull-out pantries to fold out ironing boards and built-in clothes hampers. The three main options for cabinet door materials are melamine, vacuum formed (also known as a vinyl wrap) or 2 pack paint. Pricing is dependent on how much material and how many doors/drawers are in your design. Melamine is the most economical choice and 2pac paint is the most expensive of the three options. Your designer will discuss these three main material options in your initial meeting.
If your house was built before 1985 then there is the possibility that it may contain asbestos. Asbestos was commonly used in bathrooms, laundries, house eaves, and old fireplaces. It can be present in the sheeting of timber stud walls or bearer and joist floors, or it can be present in the lagging around hot water pipes in brick walls. If your house contains asbestos it is likely we will need to remove it at the start of your renovation.
The quote is valid for 60 days. If 60 days have passed, check in with your designer and they can update your quote if required.
Renovations can be a big disruption to day-to-day life, especially if you plan to live in your house while the work is happening. It is important to be prepared for noise disruptions, tradespeople going in and out, lots of dust and the inconvenience of being without a bathroom, laundry, or kitchen for several weeks. Renovations can be stressful, but our team’s goal is to make the process as smooth as possible for our clients.
Our team is licensed to do non-structural renovations, but we are also happy to work with our regular builders to remove load-bearing walls. Unfortunately, house extensions, new roofs and footings are not something our company does.
Yes, the initial design and quote are free. We also offer one revision before we ask for a project acceptance payment.
